Understanding RERA for first-time buyers
How to read a RERA registration, what “possession” really means, and which red flags should stop a booking cheque.
RERA does not guarantee that a builder will never delay — it creates a paper trail you can enforce. First-time buyers who treat the registration number as a checkbox often miss the clauses that matter when timelines slip.
Verify the project on the state portal
Ask for the RERA registration number and open the state website yourself. Confirm the promoter name, project address, and registered carpet areas match the brochure. If the listing on FairwayCliffs shows a RERA ID, cross-check it character by character.
Read possession language carefully
- Grace period after the stated possession quarter
- Force majeure definitions that can stretch timelines
- Compensation for delay — monthly rent equivalent or a fixed rate
- Whether parking, clubhouse, and external development are included in the agreement value
Escrow and payment schedule
Prefer construction-linked plans over aggressive “subvention” schemes you do not fully understand. Payments should track visible progress. Keep receipts and demand letters in one folder — they become evidence if you need to escalate.
Before you book
