Mumbai rental deposits decoded

What “2 months / 6 months / 11 months” really means across Andheri, Bandra, and Powai — and how to negotiate without losing the flat.

Mumbai deposits vary wildly by micro-market and landlord profile. Treating “industry standard” as a single number is how renters overpay or walk into informal agreements that are hard to exit.

Typical ranges you will hear

  • Andheri West / Versova: often 2–3 months for society flats via agents
  • Bandra West premiums: can stretch higher when demand is hot
  • Powai gated societies: commonly 2–3 months plus society deposits
  • Company lease deals: sometimes lower deposit with stronger paperwork

Negotiate the stack, not one line

If deposit will not move, push on brokerage (split or capped), notice period, painting charges, and appliance inventory. Get every rupee into the leave-and-license agreement.

Protect the refund

Photograph the flat on day one, list meter readings, and never leave a security deposit as a verbal promise. On FairwayCliffs, prefer verified owners and agents so the counterparty is accountable after you move out.
